Housing Prices and Rents in Australia 1980-2023 – Surprising Facts, Explanations and Outcomes

The increasing cost and accessibility of housing is now a major public policy issue. The recent explosion of professional, political and public discussion on housing prices focuses on immediate events and often presents a partial explanation.

In this seminar, Peter Abelson will take a longer term view, and will throw some light on the facts starting in 1980.

What has really happened to housing prices and to rents once we take quality change into account? What explains these changes? How do external shocks influence house prices? What is the relationship between average mortgage payments and household income? And what has happened to housing affordability for low income households?


About The Speaker

Peter Abelson (B.A. Oxford University, M.Sc., London School of Economics, Ph.D (“House Prices in Australia”) London University.)

Peter was Professor Economics, Macquarie University, 2001-06; Visiting Fellow, Sydney University, 2006-12. From 1993 to 2006, Peter was Secretary of the ESA. Peter is currently a Visiting Fellow at Crawford School, ANU and lecturing in cost-benefit analysis at Macquarie University. Over 4 decades, Peter has published many papers on house price issues. Since 2006, Peter has been an ongoing part-time economic advisor to the NSW Treasury. He has recently completed advice to NZ Treasury on the application of declining discount rates in CBA and to Seqwater on ethical considerations in valuing life for water management policies. From 2012 to 2017, he was the first popularly elected Mayor of Mosman Council.
